For the first time in months, buyers caught a small break. August brought more new listings to market across Saskatchewan, and the number of homes actually available for sale ticked up heading into fall. Nobody should mistake one decent month for a turnaround — the province is still missing years' worth of inventory — but the direction finally changed.

The provincial numbers: 1,510 sales in August, about 8% above the typical pace of the past decade, with 2,277 new listings — up more than 4 per cent from a year ago. After setting aside the nearly 1,000 homes already conditionally sold, roughly 3,933 listings were genuinely available entering September, nudging effective supply from 2.33 to 2.60 months. The benchmark price sat at $381,600 — a touch below July, but still 3.2% ahead of last August.

🌆 Regional Notes

Saskatoon & Area

Saskatoon's headline this month is on the supply side. New listings jumped 12.3% year-over-year to 730 — a meaningful shift in what has been the most supply-starved market in the province. Sales held nearly steady at 446, which is 7% above the long-term August norm, so the extra listings weren't met with any drop in demand.

Put those together and buyers entered September with 726 truly active listings (after netting out conditional sales), or about 1.63 months of supply. Better than mid-summer — still solidly a seller's market. Homes averaged 28 days from list to sale.

The benchmark price came in at $444,700, easing slightly from July's $447,600 but up 2.8% on the year. By home type: detached $515,300, semi-detached $532,700, townhouse $367,200, condo $264,400 — each up 2% – 3% from last August.

Two segments are worth flagging for buyers. Detached listings surged 22% year-over-year, and townhouse inventory is running 1/3 higher than last year — so the two segments that frustrated buyers most this spring are exactly where choice is improving fastest. Condos moved the other way, with both listings and inventory down roughly 20%.

The broader Saskatoon-Biggar region echoed the city: 587 sales (6.5% above the decade average), new listings up 9.3%, a benchmark of $448,900, and 2.51 months of supply. Rural pockets west of the city remain the closest thing to a balanced market in the area, with 5 to 8 months of supply depending on the district.

Prince Albert Region

While Saskatoon loosened slightly, Prince Albert kept tightening. The region recorded 207 sales in August — about 7% above its 10-year norm — but new listings fell 12.3% and inventory dropped 15.2% year-over-year to 918 units. Months of supply slid to 4.43, continuing a steady march downward. The regional benchmark price rose 3.4% to $277,200.

Detached homes drove the month: 171 sales, up 4% from last year, with a benchmark of $278,100 and days-on-market down to 55. In and around the city itself (Census Division 15), the market was notably brisk — 112 sales at an average price of $366,832, up 7%. The northwest corner of the region kept its hot streak alive with sales up 12% and average prices up 22%.

The takeaway for this region: buyers still have more room here than anywhere near Saskatoon, but every month of falling inventory chips away at that advantage.

🧭 What It Means for Buyers & Sellers

If you're selling in Saskatoon, prices remain within a couple of percentage points of record territory, and homes are still moving in under a month — but with detached and townhouse listings rising, buyers can comparison-shop again. Sharp pricing wins; wishful pricing sits. If you're buying, this fall may offer the best selection Saskatoon has seen in a couple of years, especially in detached and townhouse segments. In the Prince Albert region, the equation is reversed: sellers are gaining ground as supply shrinks, and buyers who've been waiting for the "right time" should note the trend isn't moving in their favour.
