Saskatchewan closed out 2025 with one of the strongest housing years in provincial history, finishing with the second-highest annual sales total on record. December activity remained solid with 792 sales, up nearly 3% year-over-year and well above long-term averages. The year wrapped with 16,222 total sales, edging past 2024’s 16,119 and confirming continued market momentum.
New listings softened to end the year, dropping 4% year-over-year in December, while inventory remained extremely tight. Supply finished nearly 50% below the 10-year average, with just 2,870 active listings entering 2026 after 540 conditional sales.
The provincial benchmark price landed at $359,000 in December, a seasonal dip from November but still 7% higher than December 2024.
🌆 Regional Notes
Saskatoon: 270 December sales (+6% YoY), 5,113 total in 2025 (2nd best ever), benchmark $417,700 (+6% YoY) with only 439 active listings.
Regina: 164 December sales, benchmark $330,900 (+7% YoY), just 349 active listings entering 2026.
Prince Albert: 22 Sales, benchmark price $275,000 (+7.8%YoY), 102 active listings to end the year.

Strong population growth, job stability, and sustained demand continue to drive Saskatchewan’s market. Inventory remains the biggest challenge heading into 2026.
