Saskatchewan's real estate market kept its foot on the gas through June. Buyers are moving fast enough that even a healthy uptick in new listings hasn't built any real inventory cushion â and that imbalance is what's driving benchmark prices to yet another all-time high.
đ Regional Notes
Saskatoon-Biggar and Regina-Moose Mountain remain the tightest markets in the province, at 1.88 and 2.13 months of supply respectively â well under what most would consider balanced conditions. Nearly every community in the province posted a year-over-year price gain in June, with Melfort the lone exception. Estevan led all communities with a 12.8% increase, followed by North Battleford at 10.2%, Humboldt at 7.5%, and Meadow Lake at 6.4%.
Saskatoon: 589 sales (+4.4% YoY), record benchmark price of $448,400.
Prince Albert Region: 241 sales (+2.6% YoY), benchmark just above $275,800.
đ§ What It Means for Buyers & Sellers
Supply is improving on paper â new listings are up nearly across the board â but sales are absorbing that growth just as fast, if not faster. Until inventory actually builds rather than just adds and gets absorbed in the same breath, expect months of supply to stay historically thin and benchmark prices to keep setting new records across most of the province.
