Saskatchewan recorded 1,470 home sales this April — a 10% dip from last year, marking the second-strongest April on record. Despite the year-over-year drop, sales still came in well above the 10-year average for the 22nd straight month, underscoring the province’s sustained housing demand.

New listings fell over 7% from last April and are now sitting 17% below the decade average. Limited supply continues to constrain the market, even as sales ease slightly.

At the end of April, Saskatchewan had 4,371 active listings — a modest bump from March but still 18% lower than last year and nearly 50% below the 10-year average. These tight conditions continue to push prices higher. The provincial benchmark price hit a new high of $360,500 in April, up from $353,600 in March and more than 6% higher than April 2024.

Regional Highlights

Saskatoon saw 440 sales in April, down 16% from last year but 11% above the 10-year average. Listings dropped 12%, with just 451 active units remaining. The city set another record benchmark price at $422,600 — up over 7% year-over-year.
