Saskatchewan recorded 1,750 home sales in May, down 5% from last year’s near-record numbers. Despite the dip, sales still outpaced the 10-year average by over 16%, marking 23 straight months above long-term trends. Year-to-date sales have slipped just under 3% compared to the same period in 2024 but continue to show strong performance overall.
Inventory saw a slight bump, reaching 5,008 active listings at the end of May. However, with over 900 of those units already conditionally sold, supply remains tight — still more than 40% below the 10-year average.
Eleven communities set new benchmark highs in May, including Humboldt, Martensville, Meadow Lake, Melville, Moose Jaw, and Saskatoon. Humboldt led the province with a nearly 18% price surge compared to May 2024.
Regional Highlights
Sales rose in the Yorkton-Melville and Swift Current-Moose Jaw regions, while most other areas saw declines from last year’s high-water mark. Regina-Moose Mountain and Saskatoon-Biggar remain the tightest markets in the province, with under 2.5 months of inventory heading into June.
City of Prince Albert
Prince Albert saw 45 home sales in May — down 2.2% from last year but still 10% above the 10-year average. New listings fell over 16%, with 136 active units, equating to just over 3 months of supply. The city’s benchmark price reached a record $274,900 — up 11.5% year-over-year.
City of Saskatoon
Saskatoon recorded 544 sales, down 5% from May 2024 but almost 20% above the long-term average. New listings rose 13%, yet just 555 homes remain active. The city posted a new high benchmark price of $433,700 — over 9% higher than a year ago.
