The April numbers are in, and they tell a familiar story with a sharper edge: Saskatchewan's housing market remains exceptionally tight, and prices are still climbing. For the second month in a row the province set a new record benchmark price, and our home markets in Saskatoon & Area and the Prince Albert region continue to reflect that pressure.

Provincial sales are down four per cent year-over-year but still nine per cent above the 10-year average — meaning buyer demand is alive and well. The challenge sits squarely on the supply side. New listings remain more than 20 per cent below typical April levels, and inventory is roughly half of where it usually sits. That combination is what continues to push prices to fresh records.

🌆 Regional Notes

Saskatoon's housing market continues to deliver one of the most resilient performances in the country. The Saskatoon CMA logged 524 home sales in April. The Prince Albert economic region is showing a different rhythm than its southern counterpart. April brought 148 sales across the region — about 16 per cent below last year and slightly below the 10-year average for the month.

  • Saskatoon: 524 sales (+1.2% YoY), avg price $471,897 (+7.4% YoY), 860 active listings.

  • Prince Albert Region: 148 sales (-15.9% YoY), avg price $266,100 (+4.8%YoY), 723 active listings.
