Saskatchewan’s housing market stayed red hot in July, with 1,851 sales—the highest ever for the month. That’s 11% higher than last year and over 30% above the 10-year average. So far in 2025, sales are outpacing 2024, which was the province’s second-strongest year on record.

Even with more new listings, strong demand kept provincial inventory flat at 5,214 units, over 1,000 of which are already conditionally sold—leaving 4,174 active listings for August. The benchmark price hit a record $372,700, up from $370,700 in June and more than 8% higher year-over-year. Humboldt, Meadow Lake, Melville, Regina, Saskatoon, Swift Current, and Yorkton also saw record highs.

In Regina, sales reached 412 (up 8%), with a benchmark price of $343,300. Saskatoon posted 610 sales (up 17%) and a record benchmark price of $435,100.

Eight communities reported double-digit price growth, led by Humboldt (+17%), Melville (+16%), Melfort and Moose Jaw (+14%), and Meadow Lake (+13%).

With 25 consecutive months of above-average sales and persistent supply shortages, prices continue to climb. As CEO Chris Guérette noted, “We’re thrilled to see record demand, but we need to build more, faster, to protect affordability.”
