Home sales in Saskatchewan reached 1,768 in June, ranking it the 3rd highest June on record. That’s a 6% increase from last year and nearly 15% above the 10-year average, showing continued strength despite broader economic concerns.

So far in 2025, activity has matched the strong pace set in 2024—one of the province’s best sales years ever. A bump in new listings helped ease inventory pressure slightly, but with nearly 1,100 of the 5,215 listings already conditionally sold, just 4,144 active listings remained heading into July. That’s still over 40% lower than typical long-term levels.

These conditions are pushing prices upward across the board. The benchmark price reached a record $370,700 in June, up from $369,500 in May and 8% higher than the same time last year.

Regional Highlights

Seven cities, including Regina, Warman, Moose Jaw, Swift Current, Martensville, Melville, and Humboldt, posted new price highs for a second month.

Moose Jaw led all markets with a 16% year-over-year price gain, followed by Humboldt (15%)Melville (11%), and Meadow Lake (10%).

Regina and Saskatoon each reported strong sales, with inventory still tight despite an increase in new listings, continuing the province-wide trend of high demand meeting low supply.

Prince Albert Region

The Prince Albert region saw 237 home sales in June — up 17.3% from last year and 14.7% above the 10-year average. New listings increased 0.6%, with 362 active units, equating to just over 4 months of supply. The region’s benchmark price reached $266,400 — up 8.7% year-over-year.

City of Saskatoon

Saskatoon recorded 575 sales, up 7% from June 2024 but almost 22% above the long-term average. New listings rose 18%, yet just 600 homes remain active.
