Saskatchewan’s spring housing market is off to a tight start, with a continued shortage of listings fueling rising prices and putting added strain on affordability. March recorded 1,256 home sales across the province, slightly below last year but still well above historical norms. Even with activity cooling from the highs of 2025, demand remains strong, with year-to-date sales tracking ahead of long-term averages.

Supply remains the real story. While 1,808 new listings hit the market in March, levels are still significantly below both last year and typical trends. Inventory is sitting at critically low levels—under three months of supply—creating ongoing competition among buyers. This supply imbalance continues to drive prices upward. Saskatchewan’s benchmark price climbed to a new high of $374,100, up over six percent compared to last year, with gains seen in every region.

🌆 Regional Notes

In Saskatoon, conditions remain among the tightest in the province. Sales activity is still outperforming long-term trends, but with just 1.6 months of inventory, options remain limited. Regina is seeing a similar pattern, with strong sales and just 1.7 months of supply.

  • Saskatoon: 388 sales (-3.5% YoY), benchmark $435,200 (+5.4% YoY), 638 active listings.

  • Regina: 313 sales (+4.7% YoY), benchmark $343,700 (+6.3% YoY), 522 active listings.

  • Prince Albert Region: 170 sales (+5.6% YoY), benchmark price $267,800 (+5.4%YoY), 706 active listings.
