Saskatchewan’s housing market continued to perform exceptionally well in October, proving once again why our province remains one of the strongest and most resilient markets in Canada.
Last month saw 1,433 sales across Saskatchewan, making it the second-busiest October on record. While slightly below last year’s all-time high, activity still sat far above long-term averages, extending our streak to 28 consecutive months of stronger-than-normal sales.
📈 Key Highlights
1,433 sales province-wide (2nd strongest October ever)
Sales down ~6% YoY, but still well above 10-year averages
1,922 new listings (+11% YoY, still under historical norms)
Inventory nearly 50% below long-term levels
828 conditional sales at month end, leaving 3,655 active listings heading into November
Benchmark price: $362,700 (slight seasonal dip, +6% YoY)

Saskatoon: Record 455 sales (+31% vs 10-yr avg), benchmark $421,100 (+5% YoY)
Regina: 362 sales, near record level, benchmark $335,100 (+5% YoY)
PA Region: 170 sales, benchmark $268,300(+7.7% YoY)
Smaller markets like Melville (+22%), Yorkton (+15%), and Estevan (+13%) saw some of the strongest price growth in the province
