Saskatchewan’s housing market showed remarkable strength once again in September, recording 1,528 home sales—the second-highest total ever for the month. That’s a 10% increase from the same time last year and roughly 26% above the 10-year average, marking an incredible 27 consecutive months of above-average activity across the province.
Even with new listings up 5% year-over-year, supply remains tight, sitting 9% below long-term norms. Strong demand drove inventory down 14% compared to 2024, leaving just 3,958 active listings after nearly 950 of 4,896 homes were conditionally sold at month’s end.
The benchmark price eased slightly to $368,300, in line with fall market trends, yet remains 7% higher than last year, reflecting ongoing price growth fueled by limited supply.
Every region in the province reported higher sales than 2024, with Estevan leading price growth at 15%, followed by Humboldt at 14%. Regina hit a record 375 sales, while Saskatoon recorded 426, staying well above long-term averages.
With continued momentum, low inventory, and steady demand, Saskatchewan’s housing market remains one of Canada’s most resilient and stable performers.
