Market Watch
Saskatchewan · September 2026 monthly real estate brief

Buyers are finally getting a little more room to breathe.

New listings and inventory both ticked up in September — the clearest sign of easing we've seen all year. Yet supply still sits roughly 40% below normal, so prices remain near record highs even as they soften with the season.

The story this month

For the second month running, the market is handing buyers something it has withheld for most of 2026: choice.

Province-wide, 2,182 new listings came to market in September — up 5% from a year ago — and total inventory edged slightly above where it sat last September. Months of supply improved to 3.63, a 13% year-over-year gain. It's real movement in the right direction, even if the market is still a long way from balanced.

Demand hasn't gone anywhere. Saskatchewan logged 1,361 sales for the month. That's down 11% from last year's pace, but it still runs 9% above the 10-year average for September — four of the province's six regions beat their long-term norm for the month.

"When supply is down more than 40% from historical norms, even healthy new listings only loosen things so far. We're not declaring the shortage solved."

Of the 4,940 units available at month's end, more than 900 were already conditionally sold — leaving about 4,035 genuinely available and just under three months of effective supply heading into October.

Prince Albert offers the most breathing room of any major market this month — five months of supply versus Saskatoon's 2.7 — while still posting the stronger year-over-year price gain. Down-arrows on sales reflect a thin supply of listings, not soft demand.

How Saskatchewan compares

Every bar is the community's typical home value (MLS® Home Price Index); the chip shows the change from September 2025. All but three communities posted year-over-year gains. North Battleford (+11.5%) and Meadow Lake (+10.3%) led the province, while Weyburn (−8.7%) and Estevan (−5.7%) gave ground.

What it means for you

If you're buying

  • More new listings mean more to choose from than at any point this year — but well-priced homes still move quickly.
  • With under three months of supply in Saskatoon, come pre-approved and ready to act on the right property.
  • Prince Albert and the smaller markets offer noticeably more negotiating room if your search can stretch beyond the city.

If you're selling

  • Record-level pricing and tight inventory keep the advantage with sellers — a prepared, properly priced home still competes hard.
  • The slight dip from the summer peak is seasonal, not a signal to wait; values sit well above a year ago.
  • As more listings arrive, presentation and pricing matter more than they did in the spring frenzy.
